九月.豆: You got to build an economic model to evaluate this case... of course, with other assumptions pretty much fixed, there are three major uncertainties:
完全同意你的分析模式。
有几点的common sense 可以考虑。
1. 卖价$8.4/sf,replacement cost should be anywhere $60-100/sf.  The building sale price is around 35% of its value.
2. Average house of 3000sf sale around $400,000 in our area.
3. Current rental is already profitable, yet needs building improvement, then aggressive marketing and better building management
4. The total project cost is $100,000, 20% of purchase price for operation and repair cost.

九月.豆: The numbers you have here are only P50 (which is medium), but to better assess your risk, you may need to get the P10 (low) and P90 (high) numbers, so

我自己做房地产也做了五六年了(2008年开始的,前两年在另一处我写过一个系列,很受欢迎的,但也引起了好些嫉恨,所以不想搬这里
做房产是一定有人说事的,池塘大,什么鱼儿都有。

问题:1)如此好的投资,为何出租率如此低45%?2)为何一年有94K开支?包括什么?3)屋顶修缮/空调等更新/维护成本多少?粗算(不含保险/财产税/盈利税),399K/(119-94K)= 20 年。此投资要20年收回成本?以我之见, 我的美国房产回报标准为10年左右,这是不明智的投资。您高见?
